The phenomenon of the canine look-alike has been well established by scientists and psychologists since the early 2000's - and interestingly, says alot about how we choose our companions.

Results from recent studies from all around the world suggest that when people pick a pet, they seek one that, at some level, resembles them, and not just aesthetically either, but they consciously choose one with a personality like their own.

Perhaps it’s wise then, that we choose our furry friends to be so compatible: the average dog does, after all, outlive the average marriage. Yep. The facts don't lie.

Therefore, if I own a slightly overweight, mostly relaxed and social blue heeler called Digger that doesn't mind the odd fight and barks too much at the kids, I'll let you make up your own mind about what that says about me.

As 2023 draws to a close, hindsight in the property market has just about proved every real estate expert wrong. The market didn't do what anyone predicted. Sure interest rates went up, and up, and up but house prices continued to go up too. Go figure.

I don't have a crystal ball for 2024 but the next best thing is decades of experience in the market and I can say with 100% confidence that's exactly what we do have here at OGP.

So here's my take: there's at least one more interest rate rise on the cards potentially in February.  Plus there's still plenty of people coming off fixed interest rates in the next 6 -12 months which I believe will truly reveal where the market is at.

The premium market will remain strong and investment stock will start to pick up a little bit as investors get more intel on where their rates are going to lie.  I think the middle market will start to flatten out by mid-year.

If you're thinking of selling, my thoughts are the first 6 months of 2024 will be stronger than the back half of the year. 

If buying is on the cards, get your money organised for the second half of next year, as increased stock hits the market you'll have solid purchasing power.

It's always nice to finish the year with a great review and happy vendors...and last weekend I received this email from a repeat client:
